An initial site meeting to discuss your requirements is provided free of charge. From this meeting we can determine whether or not your project remains within your Local Authority planning policy guidelines. This early meeting can often save precious time and frustration as we have over 15 years experience on planning issues.
First, we establish if your proposal requires a full planning application or if it can be completed as permitted development. Advice is provided regarding the Party Wall Act 1996 and how your proposal will affect your neighbours. We also check with Thames Water Utilities to determine if you are building over or within three metres of a shared sewer drainage run and to advise on the necessary action.
Second, we ensure that the final design and the materials to be used will meet with your budget and brief, whilst offering advice based on our experience. This is an important process and avoids any nasty surprises at the building stage. Finally, we provide an easy to understand set of fees to complete the drawings to obtain planning approval including the Local Authority charges, together with the completion of the detailed drawings and structural designs.
